The property market across Rushden, Kettering and the wider North Northamptonshire area remains active, but buyers are increasingly price-conscious. There is now a noticeable difference between properties that are presented and priced correctly and those entering the market with overambitious asking prices.
The sales market has remained relatively stable rather than experiencing dramatic growth, while rental values have continued to rise more strongly. For sellers, presentation and an accurate launch price are becoming increasingly important. For landlords, sustained rental growth remains encouraging, although property condition, affordability and local demand still determine how quickly a home lets.

The North Northamptonshire figures use the latest Office for National Statistics and HM Land Registry estimates available when this report was prepared. House-price figures relate to April 2026 and rental figures to May 2026. Rushden and Kettering figures are rolling 12-month sold-price averages published by Rightmove.
A stable market, but not necessarily an easy market
The provisional average house price in North Northamptonshire reached £254,000 in April 2026. This represented annual growth of 2.4%, compared with an average of £249,000 in April 2025.
However, the broader North Northamptonshire average does not tell the whole story. Rightmove's rolling town-level data recorded average sold prices in Rushden as 2% below the preceding year, while Kettering's average was 6% lower.
These figures are not necessarily contradictory. The datasets cover different geographic areas and periods, and the average can be affected by the mix of detached, semi-detached, terraced and flat sales completing during that period.
The clearest conclusion is that property values have not experienced a dramatic market-wide fall, but buyers are being selective. The result achieved by an individual property increasingly depends on its location, condition, presentation and whether the initial asking price reflects current buyer affordability.
The Rushden property market
The average property sold in Rushden during the most recent rolling 12-month period achieved approximately £265,081.

Rushden's overall average was approximately 2% below the preceding year and 2% below the town's recorded 2022 peak.
What continues to support demand in Rushden?
Rushden remains attractive to buyers seeking access to Northamptonshire, Bedfordshire and the wider road network without paying the higher prices associated with many southern commuter locations.
The town benefits from access to the A45, a broad selection of established residential areas and the nearby Rushden Lakes retail and leisure development.
The Rushden market remains particularly relevant to:
- first-time buyers considering terraced and smaller semi-detached homes;
- growing families looking for three-bedroom houses;
- buyers moving from more expensive parts of Bedfordshire;

What should Rushden sellers take from the figures?
Rushden remains an active market, but buyers currently have enough choice to compare similar properties closely.
A home that is well presented and correctly priced can still generate strong interest. However, a property launched significantly above its realistic market range may lose its most valuable initial marketing period and later require a reduction.
The opening weeks of marketing are particularly important because this is when the property is new to portal users and is circulated to active registered applicants.

The Kettering property market
The average property sold in Kettering during the most recent rolling 12-month period achieved approximately £258,157.

Kettering's rolling overall average was approximately 6% below the preceding year and 5% below the recorded 2023 peak.
This does not mean that every Kettering property has fallen in value by 6%. A change in the number and type of homes completing can significantly alter the overall average. Individual roads, plot sizes, parking, extensions, condition and school access also create substantial differences within the town.
What continues to support demand in Kettering?
Kettering benefits from direct rail services, access to the A14 and a wide range of property types. The town includes established residential streets, suburban estates, modern developments, period properties, flats and homes close to surrounding villages.
The Kettering market remains relevant to:
- buyers requiring access to rail services;
- families seeking established residential estates;
- first-time buyers considering terraced houses and flats;
- landlords looking for access to a substantial tenant population;
- buyers relocating from more expensive southern areas; and
- households wanting convenient access to the A14 corridor.
What should Kettering sellers take from the figures?
The reported movement in Kettering's rolling average reinforces the importance of using recent comparable evidence rather than relying on peak-market prices or the asking price achieved by a neighbour several years ago.
The current market is most likely to reward:
- homes presented in clean and well-maintained condition;
- competitive initial pricing;
- clear professional photographs and floorplans;
- realistic comparisons with recent completed sales;
- proactive communication with buyers; and
- effective sales progression after a buyer has been found.
Properties requiring modernisation can still sell successfully, but their asking prices must leave purchasers sufficient room for renovation costs and associated risk.

One notable feature is that average detached prices were almost identical across the two towns. Rushden's higher overall average was instead influenced by stronger average prices among semi-detached and terraced properties.
This should not be used as a direct valuation comparison. The value of an individual property will depend on its exact location, accommodation, plot, condition and improvements.
The North Northamptonshire rental market
The rental market remains one of the strongest parts of the local picture.
The average monthly private rent across North Northamptonshire reached £984 in May 2026, compared with £918 a year earlier. This represents annual growth of 7.1%.

The ONS also recorded average rents of £790 for flats and maisonettes, £958 for terraced properties, £1,020 for semi-detached homes and £1,321 for detached properties.
These are broad averages covering North Northamptonshire's existing privately rented stock. They should not be treated as the precise market rent for a newly available property in a particular Rushden or Kettering street.
What does this mean for landlords?
The figures demonstrate continued rental growth, but they do not mean that the rent for every property should automatically increase by 7.1%.
A suitable market rent depends on:
- the condition and presentation of the property;
- its location and accessibility;
- the number and size of its bedrooms;
- parking and outside space;
- energy efficiency and likely running costs;
- comparable properties currently available;
- homes recently let in the surrounding area; and
- the strength of current applicant demand.
A well-maintained property offered at a fair market rent may produce a better overall return than an over-priced property that remains empty.
Landlords should also consider tenant retention, payment history, likely reletting costs and the potential cost of a void period when reviewing rent.

First-time buyers and mortgage affordability
The average price paid by a first-time buyer in North Northamptonshire was £218,000 in April 2026, compared with £213,000 a year earlier.
This places many terraced homes and some smaller semi-detached properties in Rushden and Kettering around the wider first-time buyer average.
However, affordability continues to depend on more than the purchase price. The Bank of England maintained Bank Rate at 3.75% in June 2026, and mortgage borrowers should consider the interest rate, deposit, monthly repayment, council tax, insurance and likely maintenance costs before committing to a purchase.
Our outlook for the next quarter
The available evidence suggests that the sales market is likely to remain active but price-sensitive during the coming quarter.
Sellers will continue to compete for buyer attention, particularly where several comparable properties are available at the same time. We expect the gap to remain visible between:
- accurately priced homes that generate early viewings and offers; and
- optimistically priced properties that remain available and eventually require reductions.
We expect the rental market to remain comparatively resilient, although the pace of rent increases will continue to vary according to property size, location, condition and affordability.
For landlords, this supports regular evidence-based rent reviews. For sellers, it reinforces the importance of launching at a price that current market evidence can justify.
